Henstedt-Ulzburg – an attractive location with prospects for the future

Henstedt-Ulzburg Business Development Officer Sebastian Döll is proud that Boeing decided to establish a location in his area. In the process, Schleswig-Holstein won out against other areas in Germany.

In addition to the availability of skilled workers, the main deciding factors were good traffic infrastructure in Henstedt-Ulzburg and the accessibility for Boeing as a site for the new construction of its distribution centre. Ground was broken in March on the 34,347 m² property in the commercial area North. The advantages of Henstedt-Ulzburg as a location are also valued by Rewe Nord. The company is currently building its new administrative and logistics facility on Rudolf-Diesel-Straße with an area of 250,000 m².

"The immediately available large spaces have been taken already," explains Henstedt-Ulzburg Business Development Officer Sebastian Döll. That’s why the municipality is now in the process of developing new real estate. "Our municipality is attractive – particularly due to the logistically favourable location with good transport connections thanks to proximity to the A7, but also due to the excellent fibre-optic infrastructure and very good mobile reception." Thanks to marketing through NORDGATE, Sebastian Döll expects continuing high demand for commercial real estate from a wide range of companies. A multi-pronged expansion is planned for this reason. For large-scale enquiries, additional real estate is being developed in the development plan 123 "Commercial Area West Große Heidkoppel." To meet the needs of smaller companies such as service providers and trade businesses, an expansion is pending in development plan 110 "Commercial Area South Heideweg" with properties from 1,000 to 5,000 m².

In addition to many good jobs and trade tax, sustainable considerations are becoming increasingly important with regard to traffic and construction methods. The municipality also plans on improving local bus transport to address this aspect. For this purpose, the district of Segeberg and the municipality have commissioned a feasibility study for the improvement of local bus transport to lower the rates of private transport in Henstedt-Ulzburg. The result is a combination of an attractive, classic bus line with supplementary, flexible on-demand transport. A grant application with the federal government is pending – with a subsidy rate of up to 80% – which the district of Segeberg filed on the basis of the innovative approach of the public transport appraisal. Depending on when the grant is approved and the remaining financing is resolved, implementation could be possible as early as December 2022.
